Best Neighborhoods Near NAS Jacksonville for Military Families

New orders to NAS Jacksonville with a clock already ticking? Finding a place fast, near base, with decent schools is a lot to juggle.

Good news. Several neighborhoods sit close to the station and check the boxes military families care about. Here is where to start your search.

Orange Park

Just southwest of base in Clay County. Short commute, lots of rentals, solid schools, and plenty of shopping. A longtime favorite for NAS Jax families.

Argyle and Oakleaf

A bit further out but loaded with newer homes and family amenities. Good for space and parks, with a manageable drive to the station.

Mandarin

Across the river, but worth a look for top schools and a calm, settled feel. Best if your commute window is flexible. One quirk if you buy here: parts of Mandarin Road are a designated scenic corridor, which means the live oaks near the road are legally protected from removal.

Ortega and Avondale

Closest to base if you want charm and a short drive. Ortega has historic riverfront streets, while Avondale adds walkable shops and cafes. Worth knowing that Ortega is on the National Register but not locally designated, so renovations do not need the design review that Avondale properties do. That difference can matter a lot on a fixer-upper.

Smart Moves for a PCS

  • Map the gate you will use and time the drive at rush hour.
  • Confirm your BAH against local rents before you sign.
  • Look up zoned schools by address, not just by area name.
  • Check whether the parcel sits in a mapped airport noise zone. Property near NAS Jax often does, it carries a written disclosure requirement on sale or lease, and you can check any parcel yourself in about a minute.
